442 Unit, 3-Building Apartment Project Planned For Haymarket-Owned Site

WEST LOOP — Developers are pitching plans to build a massive 442-unit apartment project in three buildings on a site that is part of the Haymarket Center's West Loop campus. 

Developers ZOM Mid-Atlantic & Verde Communities are now pitching plans to build the hundreds of apartments in three interconnected buildings — 17 stories, 15 stories and 8 stories — at the southwest corner of Washington and Sangamon streets. The site currently houses a one-story building that is part of the addiction recovery center's campus and a parking lot on Madison Street. 

Called Union West, the development would feature a mix of studios, one-, two- and three-bedroom apartments, according to sources familiar with the project. About 10,000 square feet of retail space and 233 parking spaces would also be developed on site. 

About 69 ground-level parking spaces would be reserved for Haymarket employees and clients and the remaining 164 parking spaces would be allocated to the building's residents. 

Entrances the residential buildings would be on Washington (A), (on Morgan B) and on Madison Street (C), according to a site map. An amenity deck would be located on the third level. [DNAinfo/]

If approved, the Union West plan would not impact or displace existing operations at Haymarket Center's larger McDermott Center building, located across the street from the proposed development site at 932 W. Washington Blvd. 

The proposed development, which tops out at 223 feet, would be kitty corner to the 11-story Circa 922 apartment building and a proposed 10-story condo project at 900 W. Washington. 

In a statement, a representative for the Haymarket Center board wrote that any proceeds from a sale would benefit Haymarket's mission to aid people with substance abuse disorders in their recovery. 

"Monsignor [Ignatius] McDermott, decades ago, could not have foreseen today’s popularity of the neighborhood we have called home since his first service to the indigent in the 1960s," the statement read.

In the last decade, the West Loop has undergone "astonishing investments and improvements." Since then, a host of developers have knocked on Haymarket's door.  

"Having heard from many, we have decided to speak with one in particular about surplus property we own south of Washington Street," the statement read. Haymarket's Board has received a formal offer from the developers and is now considering that offer. 

If sold, primary programming would continue at Haymarket's main building north of Washington Boulevard, board member Chris Robling said. Programs currently housed at the "surplus property," including the Wholly Innocents Day Care and the Heartland Health Outreach Clinic, would be moved to the main building or to a satellite facility, he said.

The developer is seeking a zoning change. The site is in Ald. Danny Solis' 25th Ward. 

The project is designed by Chicago-based bKL Architecture.
