WEST LOOP — Developers will pitch plans for a new 13-story apartment building in the West Loop Tuesday night, the latest proposal in the red-hot neighborhood.

Marquette Companies aims to develop 264 apartments at 172 N. Ada St. at the west end of the West Loop. The developer will present plans to the community at 6 p.m. Tuesday at Merit School of Music, 38 S. Peoria St. 

About 97 ground-floor parking spaces, ground-floor retail space and a swimming pool are planned in the development at Lake and Ada, according to the West Loop Community Organization. 

In April, the developer planned 42 convertible, 161 one-bedroom and 61 two-bedroom units at the site, according to Neighbors of West Loop.  

A portion of the building facing Lake Street would be 13 stories, and a tier facing Ada, south of the Lake Street tier, would be eight stories tall, according to renderings. 

At least 10 percent of the building's 264 units would be set aside as affordable housing, according to Neighbors of West Loop. 

Located across from popular restaurant Smyth & The Loyalist and bordering the Lake Street "L" tracks, a surface parking lot is currently located at the site. 

If approved, construction could start as early as next January, Neighbors of West Loop said. 

The developer is requesting a zoning change to a planned development.
