Developer Pitches Plan For 20-Story West Loop Apartment Tower [RENDERINGS]

WEST LOOP — A developer has pitched plans for a new 20-story building that would bring more than 230 new apartments to Fulton Market, but a West Loop alderman said he won't sign off on the plan yet. 

MCZ Development, led by developer Michael Lerner, aims to build a 217-foot-tall, mixed-use tower at 166 N. Aberdeen St. in the neighborhood. The building would replace the Fabbri Sausage plant, a wholesale meatpacker that has called the West Loop home since 1935. 

Under plans, the project would bring 236 apartments, 5,000 square feet of retail space and 84 parking spaces to the neighborhood, the developer said at a meeting Wednesday night. The building would also feature an outdoor pool deck, dog run and a sky lounge for residents on the building's 13th and 14th floors.

After some neighbors complained the building was too tall at the meeting, Ald. Walter Burnett Jr. (27th) told DNAinfo that he won't approve the project at 20 stories right now. 

"They may have to come down on height," Burnett said of the developer's plan. "They've got work to do... from this meeting, they definitely need to work with the community on height."

The Alderman said he will discuss the Aberdeen Street plan with the city's Department of Planning and Development, as the city agency is in the process of developing new design guidelines for the booming neighborhood. 

"Do we really want to approve something right now while this is going on?" Burnett asked. "I don't know."

177 N. Aberdeen project 

If approved, the 166 N. Aberdeen project would be next to another 171 N. Aberdeen St., a neighboring 11-story mixed-use building by MCZ Development now under construction. 

MCZ Development has proposed to expand the Planned Development at 171 N. Aberdeen St. to include 166 N. Aberdeen, according to city documents. The 171 N. Aberdeen St. project includes 75 apartments, approximately 130-140 parking spaces, 40,000 square feet of office space, and 15,000 square feet of retail space and a rooftop terrace, according to MCZ's website.
