30-Story West Loop Apartment Tower Will Open This Summer [RENDERINGS]

WEST LOOP — A 30-story luxury apartment tower now under construction on Van Buren will begin leasing this summer. 

Called Landmark West Loop, the 300-unit apartment tower at 1035 W. Van Buren is expected to be the first new West Loop apartment tower to open this year when it opens in August, said Michael Ellch, vice president of Related Midwest.

The apartment tower will offer a mix of studio, convertible one-, two- and three-bedroom units with a number of amenities including an outdoor pool. 

Located immediately north of the Eisenhower Expressway, developers anticipate the tower will attract tenants working at nearby University of Illinois at Chicago and in the Illinois Medical District, in addition to tenants working at West Loop firms, Ellch said. The tower is located near the UIC-Halsted Blue Line station and less than a mile from Google's corporate headquarters and McDonald's planned corporate headquarters in the West Loop.

Aside from great views and visibility to the south, the proximity to the Medical District and UIC was a key reason developers loved the Van Buren site, Ellch said. 

"The Illinois Medical District is the largest medical district in the country, and UIC, the largest medical school in the country, but with very little housing to support the area," Ellch said.

Several Developers and the city alike are investing in projects in and near the Medical District, including the $300 million Gateway project, $700 million redevelopment of the old Cook County Hospital and the $23 million renovation of the IMD Blue Line station. 

Designed by  designed by New York-based Morris Adjmi Architects, the tower's 300 residential units will sit atop a six-level parking podium, with retail frontage along Van Buren Street.

A leasing center for Landmark West Loop will open at 900 W. Van Buren next month, Ellch said.

Construction on Landmark West Loop began in October 2015. Lendlease is the project’s general contractor and GREC Architects is executive architect.

Landmark West Loop is Related Midwest's third luxury rental development in downtown Chicago, following 500 Lake Shore Drive in Streeterville and OneEleven in the Loop.
