New Row Homes Listed For $639,900 To $849,900

UNIVERSITY VILLAGE — South Campus Development has recently finished its University Village Row Homes near 14th and Halsted streets with listing prices for now ranging from $639,900 to $849,900.

The homes have modern features and updates, brick and masonry exteriors, and feature three or four bedrooms and 2½-3½ bathrooms in three models: South Garden, Rose Garden and 14th Place. Each has private balconies or patios, and some have rooftop decks.

The Rose Garden homes, east of Halsted on Liberty Street, are on a private rose garden, while the South Garden homes, also east of Halsted, back onto a quiet section of 16th Street and face a private park/garden of the same name. The 14th Place homes are on Halsted.

The Rose Garden model is two stories but wider than the standard townhome. It also offers radiant floor heating on the first floor and a skylight in the kitchen. It features three bedrooms, a den, 2½ bathrooms and a front yard adjacent to the actual rose garden.

The South Garden homes join the two rows of townhomes that now face the garden on the east and west sides. There are slight variations in the floor plans, but all have large penthouses on the fourth floor offering clear views north and east to downtown. The are the largest units in the development.

Inside, the residences beautiful hardwood floors, kitchens with granite or quartz countertops and European-style cabinetry, and spa‑inspired master bathrooms with soaking tubs and top-of-the-line appliances.

"There are a number of features that are standard in all our homes; each has hardwood flooring in the living room, with 9- and 10-foot ceilings standard," said Claudia Mazola, the listing agent with New West Realty. "Countertops are quartz or granite, faucets are Grohe, appliances are Bosch and the list goes on. Customers select from cabinets, stones and tiles to customize their home.

"You can go  to UVRowhomes.com and find all the standard features for these units, and they exceed the city of Chicago environmental standards for 2017," Mazola said.

There are about 20 row homes left, and each is customizable in terms of updates and finishes. 

"The thing that makes University Village Rowhomes different is the fact that they are new construction," Mazola said. "These homes are the finishing touches to the neighborhood: The neighborhood, and the entire Roosevelt corridor, has moved ahead with stores, schools, university playing fields, private streets and parks. 

"These new homes get the benefit of those years of progress in the area. But besides moving into an already thriving neighborhood, these homes are at a value not seen in new construction in the city. Their square-foot price is well below prices found in the South and West Loop," she said.
