Fulton Market Landmark Sites Could Get Retail, Offices Near Google HQ

FULTON MARKET — A developer will pitch plans to convert two landmark sites on Fulton Market into office and commercial space. 

To make way for the new uses, Thor Equities aims to redevelop two existing buildings at 905 W. Fulton Market and add height to another existing building at 942 W. Fulton Market near Google Chicago's headquarters in the West Loop. The developer will present plans to the community at 7 p.m. Tuesday at Merit School of Music, 38 S. Peoria St.

The three Fulton Market buildings on two sites are located in the Fulton-Randolph Market Landmark District, according to Carla Agostinelli, executive director of the West Loop Community Organization. 

Under plans for the 905 W. Fulton development, Thor aims to redevelop an existing three-story and one-story building into one building. The existing single-story building at Fulton and Peoria would be demolished, according to Neighbors of West Loop. 

Under plans for the 942 W. Fulton development, Thor aims to add a two-story addition to the existing three-story building at the site. 

Thor aims to rezone the properties to allow for the new developments. The proposed structures at 905 W. Fulton would require a zoning change from C1-1 to a DX-3 Planned Development. To add height to the existing building at 942 W. Fulton, the development would require a zoning change from C1-1 to DX-3 Planned Development, according to Neighbors of West Loop. 

The developer also plans to apply for a bonus through the city's Neighborhood Opportunity Fund to increase the project's FAR (floor area ratio) to 4.49. 

The development site is located in the 27th Ward, represented by Ald. Walter Burnett Jr.
