1K Fulton Building, Home To Google, Sells For $257 Million

FULTON MARKET — A Fulton Market building sale is setting records in the neighborhood. 

The 1K Fulton building, home to Google's Chicago headquarters, officially sold for $257 million this week, to American Realty Advisors, a company representative confirmed Friday. The 10-story building sale would rank as one of the most expensive office deals in Chicago's history. 

Earlier this week, Crain's Chicago reported that the building was set to sell for about $305 million. 

Fulton Market-based Sterling Bay bought the former Fulton Market Cold Storage building at 1000 W. Fulton Market for $12 million in October 2012. Working with Hartshorne Plunkard Architecture, the developer revamped the property into a 535,000-square-foot LEED-certified building consisting of the renovated original 10-story building connected to a new six-story building to the west.

Google Chicago's much-anticipated offices opened in the building in December, bringing 650 Google employees to the neighborhood.

Seller Sterling Bay did not return calls. Stephen Livaditis, senior managing director at Eastdil Secured, who is selling the property for Sterling Bay, could also not be reached. 

The 1K Fulton building is also home to Boka restaurants Swift & Sons and Cold Storage, as well as casual seafood restaurant Smack Shack. 

The Fulton Market Cold Storage building was originally constructed in 1923.
