WEST LOOP — JeffJack Apartments, aptly named for the 15-story tower's Loop location at the corner of Jefferson Street and Jackson Boulevard, will open its 190-unit residential building this spring.

Amenities in the tower at 601 W. Jackson Blvd. include a media room, green outdoor terrace, fitness center, pool with lounging space and a media room for TV and movie screenings.

The two-faced design nods to "the West Loop's history as a manufacturing district ... along Jefferson we kind of mimicked the old manufacturing buildings with the large, open windows, punched openings and concrete masonry walls," said Thomas Roszak of Thomas Roszak Architecture, which designed the building and managed the development process.

"Along Jackson we introduced a new kind of glossy building that turns the corner from Jefferson and Jackson and shows the 'new.' So it's like the new and the old coming together, coexisting side by side."

Balconies are only available on west-facing units within the building for two reasons: "it's kind of a marketing thing, because you often find half the people want balconies, half don't," Roszak said.

"But the balconies also act as sun shades, so it's kind of like they do double duty. It helps with the eco-friendly part of the building in terms of saving energy, blocking out the sun."

Residential units start on the fourth story, seated atop the above-ground garage. That floor also houses an 8,000-square-foot eco-garden landscaped with prairie grasses and perennials that includes a dog walk and "a lawn area for picnics," Roszak said.

Roszak said the ideal tenant for the building is "probably the 25- to 39-year-old that kind of wants to work and play and live in the Loop area."

Retail tenants for the street-facing lower commercial units have not yet been announced. Pricing has also not yet been formalized, but available apartments include a mix of studios, one- and two-bedroom units.
