LINCOLN SQUARE — Development activity on Lawrence Avenue continues to heat up, with proposals for two new mixed-use buildings that could significantly alter a stretch of the thoroughfare.
Residents will have an opportunity to learn more about the projects and weigh in on the plans, both of which require zoning changes, at a community open house set for 7 p.m. Thursday at Berry United Methodist Church, 4754 N. Leavitt St.
Here's what's being considered:
• At 2247 W. Lawrence Ave., a four-and-a-half story, 48-foot-long building to replace the one-and-a-half story Wintrust Bank processing center. The project is being proposed as a Transit Oriented Development, which reduces the number of required parking spaces. The development would include 24 rental units — a mix of one-, two- and three-bedroom apartments — and first-floor retail.
The building is being designed by the Humboldt Park firm Studio Dwell, which has a distinctively modern aesthetic.
• At 2242 W. Lawrence Ave., Candea Development, which already has a project underway on the adjacent property (former home to Farmers Garden Market), is presenting two options to replace a vacant lot and pair of houses.
Both proposals would include 12 three-bedroom condos, the differences are in the height and use: one option would be 53-feet 7-inches tall and solely residential; the second option would be 60-feet 3-inches high and incorporate first-floor retail.
Construction is expected to start in spring 2018 and completed in summer 2019.
