New Webster Avenue Lofts, Ground-Floor Retail OK'd For Zoning Change

CITY HALL — The City Council Zoning Committee cleared the way Tuesday for a new four-story apartment building with ground-floor retail at 1211 W. Webster Ave.

The owner, 1205 West Webster LLC, right next door, intends to raze a 1920s-era storefront on the site and build a 43-foot-high apartment building in its place, with a store to be located on the ground floor, according to attorney Sara Barnes.

Three loft-style apartments occupying the entire floor will be stacked on top of the storefront. They'll be 1,500 square feet apiece with two bedrooms.

The property was sold last summer at a cost of $2.9 million.

Ald. Brian Hopkins (2nd) approved the project, and according to his office the Sheffield Neighbors Association endorsed it as well following a community meeting in September.

It met no resistance in the Zoning Committee and was approved without opposition. It faces final approval Wednesday before the full City Council to allow the project to move forward.
