2 Triplexes For Sale in Wicker Park, West Town For Fans Of Tall, Open Views

WICKER PARK — For fans of open space and multiple floors, a "triplex" — or tri-level layout — serves as an option for some condo buyers.

Unlike a "duplex down," which is usually a first floor and basement, or a "simplex" single floor, a "triplex" consists of three open floors all viewable in one glance.

And, although they are pretty rare due to special zoning needed to build the homes, the Wicker Park and West Town areas are home to some triplexes.

As of Tuesday, there are five triplexes or duplexes for sale in Wicker Park, and another 10 triplexes or duplexes on the market in West Town, according to Zillow. The listing site does not differentiate between triplexes and duplexes.

At 1725 W. Le Moyne St. #2, a 3-bedroom, 3-bath, 1,860-square-foot triplex has been for sale for just over one month, asking $914,900. That new construction home is described as "tri-level" penthouse with a rooftop deck in a listing.

At 1646 W. Augusta Blvd., a 3-bedroom triplex in a 2-unit condo building went on the market in April and is asking $725,000.

Ariana Amplo and her husband bought the East Village home at 1646 W. Augusta Blvd. almost three years ago and recently decided to relocate to a single-family home in Logan Square that has a large backyard.

"If this property had a yard, we would have stayed forever," Amplo said of her home, just west of Ashland Avenue, within walking distance to the CTA Blue line and one expressway exit away from River North.

The home's 23-foot-tall ceilings with views all the way up to the third floor's open office, plus a 1,000-square-foot outdoor space with city views were the main draws for Amplo.

"Everything else on the market was so cookie cutter in comparison. We put an offer on the house the day we saw it. It was also completely remodeled by the previous owner who was an interior designer," she said.

Elsewhere in the West Town area, at 2250 W. Ohio Street Unit No. 306, a triplex loft sold in 2014 for $1.5 million.
