WRIGLEYVILLE — Owners of popular Wicker Park hostels are switching to a more traditional format with their plans for a hotel just a block from Wrigley Field.
Urban Holiday Management wants to build a 53-room boutique hotel with first-floor retail at 3469-75 N. Clark St., just south of Cornelia Avenue in Wrigleyville.
Unlike its two Wicker Park spots, Holiday Jones Wrigleyville will not offer communal spaces, said company manager Robert Baum. Urban Holiday is also building a traditional hotel at 312 W. Chestnut St. in River North, Baum said.

Norr Architecture experimented with designs for both shared rooms and private hotel room in its designs for Holiday Jones Wrigleyville, Baum said. An earlier version of renderings shared with Triangle Neighbors ahead of its Wednesday meeting still showed combined units with shared bathrooms in the floor plan.
That's not the case with Urban Holiday's most up-to-date design for the long-vacant lot, Baum said. Corrected plans show "sort of the new Holiday Jones 2.0 — the next evolution," Baum said.
Despite ditching the hostel format, prices at Holiday Jones Wrigleyville won't "break the bank," Baum pledged. Known for its decent accommodations for as low as $26 per night, Urban Holiday is still working out the price range for its Wrigley and River North hotels.

"We realized people are coming to Chicago, and they need to get around and eat and buy things," he said. "Our view is that [Lakeview] has been underserved for years, and it's really just an ideal spot."
Baum said he's not worried about competition with the Cubs-owned hotel across from Wrigley Field, which is expected to open in late 2017 or early 2018. With the Cubs' unrelenting victories and a vibrant neighborhood so near the 'L', Baum said there's plenty of demand in Lakeview.

"I think the stars just sort of aligned," Baum said. "It's a great spot, and a boutique hotel owned by locals that's affordable is what we see that fits."
From here, Urban Holiday will seek support from neighbors and Ald. Tom Tunney (44th) for a zoning change to allow for the project.
Its design for the multi-lot development includes two phases, which include spaces for two retail spaces between 1,695 and 2,670 square feet. Three floors of hotel rooms would be capped with a roof deck and eight additional rooms.
