WICKER PARK — A new construction four-bedroom, 3½-bathroom home at 1740 W. Potomac Ave. is listed for $1,380,000.

Developed by R&W Capital Growth, the house is near bus stops and the Division Blue Line "L" stop, with easy access to the Kennedy Expy. It's also close to all of the trendy bars, restaurants and boutiques on Division Street, Milwaukee Avenue, Ashland Avenue, Damen Avenue and surrounding streets.

"In my opinion, this home is in the best possible Wicker Park location," said John O'Neill, the listing agent with Conlon Christie's International Real Estate. "Wicker Park, between Division and North Avenue does not have many quiet streets with normal lot sizes due to Milwaukee Avenue and the Blue Line train cutting through diagonally as a main arterial route. This forces the very small neighborhood to have a lot of shorter and/or angular lots.

"In contrast, this block dead ends on both sides, has beautiful, mature trees and is located smack in the middle of Damen, Division and Milwaukee," O'Neill said.

There are beautiful upgrades throughout the home, which has an office in addition to the four bedrooms. Floor-to-ceiling Pella windows look out onto the front yard, letting in lots of sunlight, with white-oak-plank hardwood floors throughout.

The entryway leads to an open living/dining room area, and the Chef's kitchen features custom quartz countertops and top-of-the-line Subzero and Wolf appliances. There is also an island in the middle of the kitchen for more counter space, as well as a pantry and plenty of cabinet space.

The stairs to the lower level lead to another area for entertaining, with windows that look into the front yard for extra light. The lower level features radiant-heat floors, along with a bathroom, bedroom and a wet bar in the rec/entertaining room.

The upper level has the master suite and two guest bedrooms with a Jack-and-Jill bathroom. The master suite features huge walk-in closet, accessed through the bathroom, which has an oversized steam shower and high-end finishes. It also has floor-to-ceiling windows with privacy tint.

There is a balcony off of the main level in back, a spacious roof deck with great skyline views and an option to expand the deck over the detached garage as well.

"Our goal for this home was not to appeal to every buyer — unlike most spec developments," O'Neill said. "We really wanted to make the home that doesn't exist right now on market, a truly high-end home in the perfect Wicker Park location that comes with all the bells and whistles and entertaining features/outdoor space you could possibly ask for."
