WICKER PARK — An urbanite eager to be living in the thick of Wicker Park — within steps of the neighborhood's namesake park, the CTA Damen Blue Line "L" stop and counting Big Star as a neighbor — might be interested in a just-listed condo that's asking $479,000.
Pamela Moran, a broker associate for Belgravia Group bought the first floor condo at 1539 N. Wicker Park Ave. in 1997, a year after the eight-unit building was constructed at the intersection of Damen and Wicker Park Avenues, next door to what was then Pontiac Cafe.
Moran said on Tuesday that she has seen "some amazing changes in the neighborhood" over the past 18 years.
"It was really fantastic to be part of it," said Moran, who moved out of the southwest corner unit condo in 2008 and began renting out her 1,600-square-foot former home while living in a new place not far from her first home.
The three-bedroom, two-bathroom condo, which is being sold by Moran and another Belgravia broker, Liz Brooks, went on the market on Sept. 18 and so far has had a lot of interest, in part because of its location, Moran said.
As of Wednesday, there are currently seven three-bedroom condos for sale in Wicker Park, as defined by boundaries of North, Ashland, Division and Western avenues, according to the MLS, a real estate listing portal.
The current median cost of a three-bedroom two-bath condo in Wicker Park based on the seven unsold units on the market is $525,000, though the median sale price for three-bedroom, two-bathroom condos sold in the last four months for Wicker Park is $610,000, Moran said.
The median price means half were sold for more, half were sold for less.
