New Strip Mall Stores Include Marshall's, Michael's, Ross Dress For Less

ARCHER HEIGHTS — The tenants slated to open shop at the new Pulaski Promenade strip mall will soon take over the property.

IBT Group, the developer behind the 10.5-acre retail project, will hand over the property to its future tenants on Aug. 31, according to Gary Pachucki, the company's president.

Those tenants include Marshall's, Michael's, Ross Dress For Less, Shoe Carnival and PetSmart, making up the bulk of a 133,000-square-foot mall now at 90 percent capacity.

Once shops move into their retails spaces, it typically takes between three weeks and three months to get ready for opening, Pachucki said.

Pet Smart and Shoe Carnival expect to open their doors within 30 days of entering their space, Pachucki said.

Located at 4150 S. Pulaski Road, the Pulaski Promenade will join a booming retail corridor that includes Target, Staples and Pete’s Fresh Produce. The site was once the home of Chicago Carton Company, a corrugated cardboard and box factory opened in 1935.

The $34 million Pulaski Promenade project was partly funded by $10 million in tax-increment financing — or “TIF” money — from the Chicago Community Development Commission, according to IBT.

IBT Group, which broke ground on the Promenade in October 2014, has launched other major retail operations in the Chicagoland area, including the Mariano’s and PetSmart in Evergreen Park and the Target in West Loop.

The Pulaski Promenade is expected to open in Spring 2016.

Here’s a look at the square footage of the biggest shops scheduled to open at the Pulaski Promenade:

Shoe Carnival: 12,000

Pet Smart: 12,320

Michael’s: 21,778

Marshall’s: 25,000

Ross Dress for Less: 25,000
