Old Z Gallerie, Restoration Hardware Site Getting Facelift

RANCH TRIANGLE — A massive but long-vacant store at North and Sheffield avenues is getting a facelift in hopes of attracting new tenants.

Work has begun at 938 W. North Ave., previous home to Restoration Hardware and, before that, Z Gallerie.

A city building permit was issued last month to "remove and replace [the] storefront" on the south and west sides facing North and Sheffield, respectively, "from ground floor to roof." Cityscape reported the value of the work done to be $1.6 million. Zoning was unchanged.

The property is owned by Acadia Realty Trust, which has been in the news lately for its work sprucing up a building at Clark Street and Diversey Parkway for new tenants T.J. Maxx and Bluemercury. Acadia reports the available square feet at 28,000, extending over the Sephora outlet next door on the second and third floors, and with the potential to be divided for separate retail tenants.

The property is being marketed locally by RKF.

Acadia bought the property in 2013 in a joint venture with Jenel Management, but has since taken ownership outright. Restoration Hardware abandoned the site soon after that sale for its Gold Coast gallery at the Three Arts Club, 1300 N. Dearborn St. Z Gallerie was the previous tenant until moving out in 2009.
