Old Frame House Near Club Foot To Be Demolished For Condos in East Village

EAST VILLAGE — An old frame house covered in brick veneer siding — a few doors east from the shuttered Club Foot dive bar — will be demolished and replaced with three condos after the property's new owners passed a zoning hurdle on Monday.

At the City Council's Committee on Zoning, Landmark and Building Standards meeting on Monday, the zoning change needed to build three condos was passed unanimously.

Before the vote, Ald. Joe Moreno (1st) told the other aldermen that the demolition and the redevelopment of 1814 W. Augusta Blvd. was “significant” for the area and that the neighborhood “thoroughly” supports the plan.

In recent years, Augusta Boulevard has seen more newer condo buildings replacing vintage homes.

"These aren't the first condos on Augusta [Boulevard] and they won't be the last. Its proximity to Downtown and relative affordability is a plus," said real estate agent Glen Tomlinson, who helped the home's owner to sell the house for $527,000 on March 15.

Tomlinson said that the location on the border of Wicker Park and East Village was appealing to the buyer and his client had been ready to move on.

"It was in her family for a long time and she wanted to downsize," Tomlinson said.

The buyer of the home, Christopher Deleeuw, president of Halcyon Development who used the entity "Development Group LLC Augusta" to apply for the zoning change, was not immediately available for comment.

Development Group LLC Augusta wants to build a 3-unit condo building with a detached garage offering three parking spaces, according to the zoning change application.
