WICKER PARK — Two condos within a few blocks of Wicker Park's namesake park are among a crop of 10 three-bedroom condominiums currently for sale near the park this week.
Both on a tree-lined street that faces the park, the third-floor condos at 1525 N. Wicker Park Ave. and 1539 N. Wicker Park Ave. are being sold for $475,000 and $450,000, respectively.
But you are out of luck if you want the penthouse unit at 1525 N. Wicker Park Avenue, as it has a buyer under contract after being on the market for two days, according to @properties listings agent Ramie Robbins.
That two-day sale is much less than the current average of 35 days on the market for three-bedroom condos within five blocks of Wicker Park's park at 1425 N. Damen Ave., Robbins said.
Robbins said in the Bucktown and Wicker Park area, the unusually warm weather coupled with rising interest rates is "heating up the spring market," which she said seems to be starting earlier, as people are taking advantage of the rates still being low after going up slightly recently.
As of Tuesday, Robbins said there are 10 listings for three-bedroom condos near the park and of the 10, five are listed as "contingent," meaning a contract is in the works, including at 1525 N. Wicker Park Ave.
"They are first-time home buyers who just loved the neighborhood and location. Its a top-floor unit with roof rights and is well done," said Robbins.
