59 Luxury Apartments With Rooftop Dog Run Now Leasing In East Village

EAST VILLAGE — "Luxe on Chicago," a new 59-unit apartment complex in West Town's East Village, is ready for renters, building developer Fifield Cos. said in a "pre-leasing" announcement Tuesday.

Located at 1838 W. Chicago Ave., a few blocks east of Ukrainian Village — rated recently by Redfin as the "hottest neighborhood" in the country — Luxe on Chicago is near a Mariano’s and several restaurants, bars and shops.

The building's apartment mix includes studios and one-, two- and three-bedroom units ranging in size from 500 to 1,400 square feet. The second and third floors will be ready for Aug. 27 move-ins, while the fourth floor is scheduled to open on Sept. 30, a spokeswoman said.

Rents range from $1,650 to $3,525, with the exception of four affordable units that will be available to lower income renters, according to terms ironed out in 2014. On Tuesday, a spokeswoman confirmed the inclusion of the four affordable units.

As an introductory special, rents were reduced to $2,395 for two-bedroom units and $2,995 for three bedrooms.

Aaron Galvin, owner and managing broker of Luxury Living Chicago Realty, the marketing and leasing brokerage tapped to bring renters aboard, described Luxe on Chicago as "one of the first amenity-rich rental communities to be developed in the West Town neighborhood."

Each apartment has wood plank style flooring, "chef’s kitchens" with quartz countertops and stainless steel appliances, Nest programmable thermostats and double vanities in all master bathrooms. There is also a washer and dryer in every unit and balconies in most of them.

The kitchens also offer movable islands that allow renters to use the surface for a food prep area or to set it off to the side and use the island as a buffet when entertaining guests.

Shared/community amenities include a lobby, business center, package room, bike storage room, fitness center and a roof top deck with grills and a grassy dog run.
 
Galvin said that the dog run adds "a level of convenience for pet owners year-round."

There are 49 parking spots behind the building for residents.

Kass Management Services is managing the day-to-day aspects of the four-story building, which appears to have a dentist, "Avenue Dental," renting out one of the five ground floor storefronts. The dental office is expected to open in the fall, according to a sign.

A day care center and a chiropractor will also operate out of the ground floors, a Miller Chicago Real Estate listing for the remaining two commercial spots shows.

Randy Fifield, chairwoman of Fifield Cos, a prolific luxury developer that also built "Luxe on Madison" in the West Loop and the "E2" and "K2" apartment towers, praised the project's partners.
