Apartments at Failed Trader Joe's Site Along Division To Open Sunday

WICKER PARK —  A 36-unit luxury apartment building on the site of a failed Trader Joe's will welcome its first tenants on Sunday and is already one-third leased, according to the property's manager.

Valerie Gianni, property manager for the "1819 Apartments," which open on Sunday, said the apartments "are going fast."

Located at the southeast corner of Honore and Division streets, the building at 1819 W. Division St. is anchored by two large 4,500-square-foot storefronts, according to a Mid-America Real Estate listing.

A broker with Mid-America Real Estate said on Wednesday that there is nothing to share in terms of a new retail tenants but there has been "substantial activity and interest in the spaces."

Apartment rents on the upper three floors range between $1,750 to $3,150 per month and the majority of the units are one-bedroom.  

There are three studios, three one-bedroom convertibles, 24 one-bedroom and three two-bedroom apartments, according to the building floor plans.

The building's shared amenities include a rooftop terrace, a fire pit and skyline views. Parking spots are offered for an extra $125 monthly.

Construction on the 43,690-square-foot grey steel and glass building, designed by Berkelhamer Architects, began last spring.

Larry Gritton, an executive at Smithfield Properties, the building's developer, did not return requests for comment about the apartments. Smithfield Properties bought the former Miller Lumber yard at 1811-25 W. Division for $3.2 million in 2012.

After a plan to bring a five-story building with 52 apartments anchored by two Lettuce Entertain You restaurants fell through, Smithfield proposed a four-story building with 39 apartments and one restaurant, which was also canceled, along with their third pitch, a Trader Joe's, which was scrapped after months of discussion.
