LAKEVIEW — The building home to Intelligentsia Coffee and four other businesses sold for $5.7 million last month, and two floors of its parking garage will be converted into apartments.

Good news for Lakeview coffee lovers: None of the retail units at 3115 N. Broadway are expected to close, said Maureen Martino, executive director of the Lakeview East Chamber of Commerce.

"They expect the businesses are going to remain the same and not be disturbed," Martino told DNAinfo Chicago. "The commercial itself is supposed to stay. They think they'll be able to go around it."

The 90,000-square-foot building sold for $5.75 million in February, Baum Realty Group said Friday. The new owner will replace the top two floors of the parking garage with apartments, leaving one floor of parking.

Apartment People, Addi European Tailor, Contacts and Specs and Lakeview Dental Arts occupy the other first-floor retail units, with Apartment People offices also on the second level.

Initial plans included a complete overhaul of the building when first discussed in October. Instead, only the top floors will be renovated, and retail tenants should remain in place, owner John Mengel of JSM Venture told South East Lakeview Neighbors in February.

The fourth and fifth floors will be removed, and Mengel will add three residential floors. The building will grow from its current height of 62 feet to 73½ feet.

Mengel and Intelligentsia Coffee did not immediately respond to inquires Tuesday.

While losing parking space is always a sore subject in Lakeview, the strip of North Broadway will soon see additional spots in the Mariano's building down the street. The two levels of parking above Mariano's, 3030 N. Broadway, will have a total 280 spaces.
