High-End Row Homes Headed to South Loop Next Summer

SOUTH LOOP — Seven new row homes are headed to the South Loop next summer, bringing much-needed high-end housing to the portion of the neighborhood historically known as the Prairie District.

"The neighborhood loves it. These homes have 3,400 to 4,600 square feet, which is really hard to find in the South Loop," said Bridget Semmer, a real estate agent for the homes. Three of them have already been sold, she added.

The development named Calumet Row, at 1840 S. Calumet Ave., plans to have brick- and masonry-constructed, four- or five-bedroom homes next to the Illinois National Guard Armory by summer 2016, Semmer said.

Listing prices are expected range from almost $1.1 million to more than $1.7 million.

Each of the residences will feature a custom staircase, fireplace, pre-wired audio and video automation, attached two-car private garages, private terraces and a first-floor laundry room. For a full list of features, click here.

The homes were developed by Harbor Side Development, which is owned by three South Loop businessmen with the goal of delivering high-end, low-density residences to the neighborhood. According to the Prairie District Neighborhood Alliance, Kevin Flaherty, the primary developer of the project, brought Calumet Avenue residents just what they needed.

"It's had a very, very positive reception. There's families that need more space," said Tina Feldstein, president of the Prairie District Neighborhood Alliance. "The street's going to be gorgeous and it'll help fill in the neighborhood."

"We're absolutely thrilled," said Feldstein, adding neighbors want "as much high-end residential housing as we can get," and she hopes a similar development ends up at the corner of Prairie Avenue and Cullerton Street.
