Bloomingdale Trail Raising Interest in Commercial Rentals Along 606

BUCKTOWN — With the much-anticipated Bloomingdale Trail set to open on June 6, eight Bucktown retail storefronts within steps of the elevated path are sporting "For Rent" signs.

Directly next to the boulder-filled "Park 567" — one of six ground-level access parks where people can hop on or off the 2.7-mile long jogging, walking and biking path  — a 1,400-square-foot space at 1813 N. Milwaukee Ave. hit the market about a month ago.

The space for rent is on the first floor of a three-story vintage building and is an artist's studio.  

Tracy Tepper, a broker with Baum Realty, said that the property's owner, Mark Fishman, who also owns several Logan Square buildings, was "open to making the first floor into more of a retail environment," given the proximity to the trail.

"It would be ideal for a coffee shop or juice bar," Tepper said.

The asking rent for 1813 N. Milwaukee Ave. is $30 per square foot or $3,500 monthly, according to a listing.

Directly across from that building, a storefront at 1800 N. Milwaukee Ave., on the ground-floor of an apartment building, is also up for rent.

Broker Christopher Schramko said the storefront, formerly home to an art gallery, has received interest from people who want to be near the trail.

"Anyone from cafes to sports-related tenants, active wear and exercise, they all want to be there, right next to the trail," Schramko said.

The storefront's asking price is $30 per square foot or $4,500 monthly. View the listing and floor plan.

Just north of that empty storefront, a renovated 6,600-square-foot former manufacturing building at 1812-16 N. Milwaukee Ave. that was boarded up for over a decade is looking for tenants too.

"It used to be a place for weighing scrap metal, we made it into four potential, 1,600-square-foot shops or one big 6,600-square-foot space," said broker Nikki Dumas.

Dumas said one of the four spots was very close to being fully rented by a local cafe that also has a national presence but added, "It's not 100 percent [confirmed] yet."

Asking rent there is also $30 per square foot, according to the listing.

Lastly, a large building at 1739-45  N. Milwaukee Ave., on the Wicker Park side of the trail and next to Aldi, is undergoing renovations and will offer eight luxury apartments and two retail spots, available in July, according to David Ruttenberg, a partner with Marc Realty.

Having hoped to open last year, the project was delayed but is moving ahead, Ruttenberg said.

A listing that states the 5,000 square feet of retail, which can be divided into two spots, is fully leased is incorrect and being updated, said Ruttenberg.

"Both spots are open," he said, adding that the rent will be $30 per square foot.
