Proposed River West Apartment Development Clears Plan Commission

RIVER WEST — A group that aims to develop a mixed-use apartment complex at the former Gonnella Baking Company is one step closer to building at the site.

The city's Plan Commission last week approved a proposal for Seattle-based Security Properties to develop 360 residential units at 1001 W. Chicago Ave. in River West.

The proposed mixed-use development would feature a sustainable apartment complex and 35,000 square feet of retail space at the 1.8 acre site. The retail space would be tailored to attract a major grocery store tenant, said Holly Dotterer, spokeswoman for the developer.

The LEED-certified, two-tower development would offer more than 300 parking spaces for cars and 200 spots for bikes. The plan also calls for a pedestrian-oriented plaza to be developed on site.

The site is close to the Chicago Blue Line "L" station and adjacent to the Motorola's Global New Product Operations Building at 965 W. Chicago Ave.

John Marasco, chief development officer with Security Properties, said the building will meet the growing demand for housing that is close to downtown and near existing transit lines. New retail businesses will also benefit the existing River West neighborhood, he said.

Ahead of development, Security Properties leaders met with the community, including Neighbors of River West, in a series of meetings in fall 2013 and spring 2014, Dotterer said. Gonnella sold the property in summer 2013.

The retail property, which promises 60 dedicated parking spots, is for rent now.

The plan will now be presented to the Zoning Committee in the next few weeks and will then move to City Council for final approval.

If approved, the project is expected to be completed in 2016.
