Nearly $4 Million Loop Condo Has 1,700-Square-Ft. Terrace Facing Grant Park

THE LOOP — A two-floor, four-bedroom condo with striking built-ins including an all-wood kitchen and library is on the market in the Loop with a nearly $4 million price tag.

The unit in the Metropolitan Tower at 310 S. Michigan Ave. was renovated by the previous owner, according to Baird & Warner listing agent Millie Rosenbloom.

"The previous owner bought this space raw and finished it," she said. "An unfinished unit next door sold raw for $2.3 million with a 900-square-foot terrace, so yes, this unit, 2501, is very special."

The $3.89 million asking price on unit 2501 reflects some significant upgrades compared to that lower-priced adjacent unit, including a 1,700-square-foot terrace that overlooks Grant Park and Lake Michigan.

"There is nothing on the market Downtown with that size of a private terrace," Rosenbloom said. "You'll find balconies and maybe 300-square-foot terraces, but nothing close to this size."

The unit's first floor includes a foyer with a walk-in coat closet and A/V room, a dining room and living room that each has one of the unit's five marble gas fireplaces, an all-wood kitchen with two ovens and two sinks and a butler's pantry with two refrigerators, a wet bar and ice machine.

The second floor includes the terrace and a smaller, second kitchen in case the unit's residents' can't be bothered to descend the marble staircase to the main kitchen.

The master bedroom includes two walk-in closets and a separate shoe closet and an all-marble master bath. Elsewhere on that floor are three other bedrooms, all with en-suite bathrooms.

Parking is included with the unit. Taxes on the condo were $23,795.10 in 2012, and assessments are $2,936.
