Eight New Condos, Three Storefronts Coming to Noble Square in West Town

NOBLE SQUARE —  Work is under way at the northwest corner of Noble Street and Chicago Avenue, where an empty lot just west of the Chicago Park District's Eckhart Park will soon see new condos from prolific developer Bart Przyjemski.

Over the weekend, construction crews were busy excavating at 1400 W. Chicago Ave. on a site that will contain three four-story, glass-and-metal-paneled buildings offering eight condos and three retail storefronts.

Architect Bill Kokalias from Axio Architects said Wednesday that the development will span three addresses: 1400, 1404 and 1406 W. Chicago Ave. 

Two of the buildings will contain one storefront on the ground level with three units above it, while one will have a storefront with two units above it.

Additionally, the plan calls for a new three-car detached masonry garage behind each building.

Kokalias said all the condos will be two bedrooms offering about 1,300 square feet each, while one four-bedroom condo at 1400 W. Chicago Ave. will be a 2,400-square-foot duplex unit.

The condos will be developed by Noah Properties, Przyjemski's firm, and listed by Sergio and Banks Real Estate, according to a sign, which is also advertising three-bedroom units.

Kokalias confirmed that there will be no three-bedroom units in the development.

A representative from Sergio and Banks could not immediately be reached for comment.
