EDGEWATER — A developer has plans to transform a shabby single-family home built in the '70s into a modern creation he calls the "Periscope House."

Peter Nicholas wants to sell the rundown and empty house at 5833 N. Magnolia Ave. for $899,000 and then launch a major rehabilitation of the building.

Nicholas, of Nicholas Design Collaborative, said he bought the house and drew up designs.

He plans to find a buyer — who would have significant input on some aspects of the renovation — by September, then start renovations immediately on the four-bed, three-bath, 2,500-square-foot home.

The house isn't in "great shape now," Nicholas said when reached by phone, "but it was worth saving."

Most of the building's bones would be saved from demolition.

"So we’re adding a big addition off the front," he said, which is the "periscope piece" that extends over the top of the wall facing Magnolia.

He also plans to add a 800-square-foot, three-car garage.

He said he's taking a "nontraditional" approach to marketing, relying on social media, rather than typical real estate listings.

"I thought it would be a really good thing for that neighborhood — to offer a new house that's so unique and so different," said Nicholas, of Rogers Park.

A website advertising the home was launched Monday.
