Get an $801-Per-Month Studio Apartment Near the Brooklyn Academy of Music

FORT GREENE — Applications are now open for apartments that will start at $801 per month in the center of Fort Greene’s cultural district.

The affordable housing lottery opened Tuesday for 282 units at 250 Ashland Place, a new luxury tower rising over Fulton Street that’s just blocks away from the Brooklyn Academy of Music, the Barclays Center and the Atlantic Terminal transit hub.

There will be 56 studios, 113 one-bedrooms, 85 two-bedrooms and 28 three-bedrooms available to prospective tenants who make between $28,835 and $200,400 a year.

Studios will be available to single residents who earn between $28,835 and $121,000 a year, with monthly rents between $801 and $2,455 a month.

One-bedrooms will go between $861 and $2,632 a month for one or two-person households that earn between $30,926 and $138,200 a year.

Two-bedrooms will go between $1,042 and $3,163 a month for one to four-person households that earn between $37,166 and $172,600 a year.

And three-bedrooms will go between $1,196 and $3,649 a month for one to six-person households that earn between $42,892 and $200,400 a year.

The two and three-bedroom units will feature central air conditioning, plank-wood floors, granite counters, dishwashers and washer/dryers.

Amenities will include a 24-hour attended lobby, fitness center, playroom, resident lounge, concierge, bike storage and laundry in building, but additional fees might apply.

All of the building’s affordable units will be rent stabilized and monthly rent includes gas.

The building’s 304 other apartments will be rented out at market rate.

Aside from apartments, the building will also include about 12,000 square feet of ground-floor retail space along Fulton Street and about 8,000 square feet of space for local arts organizations on the second floor, according to developers The Gotham Organization.

The 568-foot-tall development, which topped out at 52 stories last year, is expected to be completed late this year. Move-in will start in the summer for the completed portions of the building.

Residents who already live in the Community Board 2 area — which includes Downtown Brooklyn, DUMBO, Fort Greene, Clinton Hill, Boerum Hill, Vinegar Hill and Brooklyn Heights — will get preference for half of the affordable units. City employees will get preference for 5 percent of the affordable units.
