Tower Rising Across the Street from BAM Hits 52-Story Peak

FORT GREENE — The unmissable new tower rising above Fulton Street topped out at 52 stories Monday, according to architects FXFOWLE.

The 568-foot-tall development at 250 Ashland Pl., a project of The Gotham Organization, will feature 586 apartments — approximately half of which will be market rate and the other half will be city-approved affordable housing.

The building will also include 11,900 square feet of retail space and 8,200 square feet of space for local arts organizations, according to a 2013 memo from the city's Housing Development Corporation.

The affordable apartments will be offered at a range of income tiers, with units available to individuals making between approximately $34,500 to $121,000 a year, according to the city's Housing Preservation and Development.

The income requirements range from 57 percent to 200 percent of the area median income, which is based on the earnings of residents in the entire New York City region including Westchester County, Rockland County and the Hudson Valley's Putnam County.

This year's AMI is $86,300 for a family of four, $77,700 for a family of three, $69,100 for a family of two and $60,500 for an individual.

The property was built on a city-owned lot, according to city and state records. The city gave the developers the free use of the lot in 2014, city records show, in an agreement that required they build 281 permanently rent-stabilized apartments there, according to a 2013 memo from the city’s Housing Development Corporation.
