$780-Per-Month Studios Up for Grabs at New Atlantic Ave. Building

CLINTON HILL — Ten low-income rentals in a newly constructed Atlantic Avenue building are up for grabs in the city’s affordable housing lottery, with studios starting at $780 a month.

The lottery for the units opened Wednesday, according to an affordable housing listing through the city’s Housing Connect system.

Just 10 affordable apartments are available in the 50-unit building finishing up construction at 1007 Atlantic Ave. near Classon Avenue on the border of Clinton Hill, Crown Heights and Prospect Heights.

All the available rentals are restricted to households making 60 percent of the Area Median Income, or between $26,743 and $57,240, depending on the size of the apartment and household, the listing states.

The two affordable studios in the building will rent for $780 per month. Three one-bedroom apartments will go for $806 and five two-bedrooms cost $973 per month, according to the listing.

For half of the units, preference will be given to residents currently living in Brooklyn Community Board 2. Those interested in the apartments have until July 13 to apply online or by mail through the Housing Connect system.

The new building is located in an "inclusionary housing" area, meaning the developer was allowed to build a more dense building in exchange for the creation of affordable housing in the project, zoning documents show.

The building has been under construction on Atlantic Avenue since 2015 and will include retail on its first floor in addition to the 50 rental units on the upper floors. The project was designed by Issac and Stern Architects and developed by the owner, 1007 Atlantic Hill LP, located at 936 Fulton St., public records show.
