Score a Studio Apartment for $833 in Downtown Brooklyn

BROOKLYN — Applications will open Friday to rent apartments for as low $833 per month in Downtown Brooklyn.  

The affordable housing lottery for 29 units at 86 Fleet Place, a newly constructed 32-story tower on Myrtle Avenue, opens Friday. 

The affordable units will be made up of nine studios, 13 one-bedroom apartments, six two-bedroom apartments and one three-bedroom apartment.

Studios will be available for $833 per month to single residents making between $30,446 and $38,100 per year.

One-bedroom apartments will be available for $895 per month to single residents making between $32,640 and $38,100 per year, or two-person households making between $32,640 and $43,500 per year.

Two-bedroom apartments will be available for $1,082 per month to two-person households making between $39,086 to $43,500 per year, three-person households making between $39,086 and $48,960 per year, and four-person households making between $39,086 and $54,360 per year.

Three-bedroom apartments will be available for $1,247 to three-person households making between $45,326 and $48,960 per year, four-person households making between $45,326 and $54,360 per year, five-person households making between $45,326 and $58,740 per year, or six-person households making between $45,326 and $63,060 per year.

Amenities at the building include a gym, a party room, a children’s playroom, parking, bike storage, a laundry room and a roof deck. 

The tower — designed by Goldstein, Hill & West Architects and developed by Red Apple Group — includes a total of 440 apartments and 10,025 square feet of ground-floor retail space.

Prices for the tower’s 411 market-rate units were not immediately available.

Preference for the affordable units will be given to New York City residents. Residents who currently live in the Community Board 2 area — which includes Downtown Brooklyn, DUMBO, Fort Greene, Clinton Hill, Boerum Hill, Vinegar Hill and Brooklyn Heights — will get preference for half of the affordable units.
