Chetrit Sells Former St. Vincent's Midtown Dorm for $41M

HELL'S KITCHEN — Part of the former St. Vincent's Midtown Hospital was just sold for $41.4 million.

The Chetrit Group, which converted the 60,000-square-foot nursing dormitory to apartments several years ago, sold the building to Okada & Company and two partners, the Lee family and the Zhang family.

The Chetrits bought the 426-432 W. 52nd St. property, along with the main hospital next-door, in 2011 and transformed the former dorm into 55 newly renovated apartments.

Christopher Okada, the president of Okada & Company, said the units would either be sold as condos or rented out.

"Right now, we're discussing everything," he said. "We have not made a decision yet, but we're exploring both options."

Founded as St. Clare's Hospital in 1934, the hospital closed with millions of dollars in debt in 2007. For years afterward, neighbors complained that the husk of the hospital became a breeding ground for rats, was filled with pools of stinking water and attracted squatters.

While construction is still going on at the main hospital building, the Chetrit renovation added a host of new amenities to the former dorm, Okada said. The building now has a gym, lounge and 6,000-square-foot roof deck. 

The Chetrit Group, run by real estate magnate Joseph Chetrit, did not immediately respond to a request for comment.
