GOWANUS — The city approved plans for an industrial high-rise near the Gowanus Canal that will provide space for small manufacturers in the area, according to Department of Buildings records.

Architect Karl Fischer will design the 13-story building for Abra Construction on a patch of vacant land, 148 Third St., between the canal and Bond Street, which the developer picked up for $5.5 million in 2013.

Abra filed plans in early 2016 for the the 68,000-square-foot building that aims to attract a variety of small manufacturing firms including woodworkers, ceramicists and makers of glass, textiles and jewelry, according to the DOB filings.

The tower will even have space for boat repair and sail makers, according to the permit. The building will also boast a roof terrace, 11 bike parking spots and 90 spaces for cars, the filing shows.

Abra Construction did not immediately respond to requests for comment Tuesday.

Approval for the industrial high-rise comes as investors have poured at least $440 million into buying canal-side land along the contaminated Superfund site, which has had more than a third of the properties change hands in the past decade, according to an examination of records for the nearly 130 properties along the 1.8-mile canal.

Developers are snapping up land and transforming industrial buildings into workspaces for tech, advertising and marketing companies — as well as housing.

Luxury apartments and condos with a lineup of high-brow amenities are also popping up near the banks of the polluted waterway including the recently opened 363 Bond St. tower.
