42-Story Hotel, Condo Tower Slated For Construction Near City Hall Park

LOWER MANHATTAN — Another new condo tower is popping up near City Hall.

Developer Roe Corporation — working with architect Gene Kaufman, who's known for his design of numerous city hotels — is slated to build a 42-story hotel and condo tower at 265 Broadway, replacing the five-story building that currently sits in the space, across the street from City Hall Park.

According to plans filed Wednesday with the Department of Buildings, the mixed-use building would also include more than 38,139 square feet of commercial space.

The tower, first reported by real estate website New York YIMBY, will have 80 hotel rooms within the first 12 stories of the building, topped by 30 floors of condos. Floors 14 through 25 will have two apartments per floor, above that, each condo gets its own floor, along with a couple duplexes and the triplex that takes up the highest three floors, records show.

Nearby, several other new residential buildings are also in the works, including the 53-story residential and retail tower planned for 23 Park Row, and the neighboring 23-story residential building at 1 Beekman St. 

The developer and architect of 265 Broadway did not immediately return request for comment.
