New Rendering Shows Towering Park Row Luxury Building, Report Says

LOWER MANHATTAN — A rendering of the 53-story residential and retail tower planned for Park Row has surfaced.

The picture, first reported by real estate website New York YIMBY, shows a soaring building at the site of what was once three buildings, 23, 29, and 31 Park Row, on the block near City Hall.

The picture is featured on the website for investment firm Primary Capital, which is raising a portion of the funds for the project.

Project developer L+M formed a partnership with the founders of J&R Music World in 2014, paying a total of more than $50 million to develop 23 and 31 Park Row, and bought 29 Park Row from a different owner.

L+M did not immediately return comment about the rendering.

The building will have several full-floor penthouses, a rooftop terrace, lounge, gym and pet grooming room, according to filings with the Department of Buildings.

In 2014, a different developer, Urban Muse, bought the two neighboring buildings on the corner, 33-34 Park Row, also known as 1 Beekman St., for $52 million and plans to create a 25-story residential tower. That building is slated to include 29 apartments, several of which are duplexes.
