Developer Fortis Property Group filed plans with the Department of Buildings on Dec. 22 to build the tower at 339 Hicks St., between Atlantic Avenue and Pacific Street, New York YIMBY first reported.
The new 137,351-square-foot residential tower will feature 116 units, a storage room for 84 bikes, a pool, a gym and roof terraces, the plan states.
The building would replace 12 stories of medical offices at the site and would stand on the same lot as the new emergency medical center developed by Fortis, which will be operated by NYU Langone Medical Center, the filing shows.
Goldstein, Hill and West Architects will design the building.
Earlier this month, Fortis filed plans for a 17-story mixed-use building at 350 Hicks St. and a 15-story residential building at 347 Henry St., records show. The developer will also be building seven new townhouses at 90-96 Amity St.
Fortis purchased the LICH parcel for $240 million in 2015 with plans to redevelop the property with multi-story residential towers, upsetting residents who feared a population explosion and traffic congestion.
No affordable housing will be included in the development after negotiations with City Hall to build taller towers fell through, the developer said last month.
A Fortis spokesman declined to say how many more buildings were being planned for the site.
The sale of the embattled hospital and Mayor Bill de Blasio's involvement is currently under investigation by the U.S. Attorney's office.
