Cobble Hill Average Rents Rise Across All Apartment Sizes, Report Says

COBBLE HILL — Renting in Cobble Hill isn't getting any cheaper.

The tiny brownstone neighborhood saw the largest growth in overall average rent across studios, one-bedrooms and two-bedrooms from March to April this year, according to a new report from MNS Real Estate.

Two-bedroom average rental prices experienced the biggest jump from $3,626 in March to $4,022 in April — a 10.94 percent increase.

Average rents for one-bedrooms in Cobble Hill increased by 3.09 percent to $2,889 in April, but have dropped since the same month a year ago when prices topped $3,000. 

Studio rental prices saw a 4.58 percent jump in the neighborhood to $2,304 last month, though Cobble Hill had an inventory of less than 20 units when that data was collected, the report said. 

Despite Cobble Hill's growth, DUMBO still sees the most expensive average rentals prices in Brooklyn while Prospect-Lefferts Gardens has some of the cheapest. 

In Brooklyn overall, the average rent showed small gains from $2,723 to $2,773 from March to April this year — a 1.84 percent increase.
