These Words Will Get Your Apartment Sold in No Time, Study Says

If you're about to list your home during the busy spring real estate season, keep in mind that playing up certain features could help your property get snatched up more quickly, according to a report from search engine Streeteasy released Tuesday.

To find the hottest buzzwords of the year, the company analyzed sales listings of the fastest-selling properties and lowest-selling ones, looking at the frequency of certain words that appeared in each group.

Here are the top words from listings that had quick sales, according to Streeteasy:

On the topic of amenities, "garbage disposal," "sublet policy" and "live-in super" were mentioned in listings that flew off the market.

On the topic of outdoor space, "al fresco" and "roof deck" were terms used in fast-selling properties.

In terms of nearby attractions, the words Whole Foods and Trader Joe's helped listings.

And when it came to high-end finishes, "Ann Sacks" (a luxury tile maker) "Bianco Dolomiti" (another luxury tile maker) and "skim-coated" (a painting technique) were words that appeared on listings for fast-selling properties.

Also, it's best to post 11 to 14 photos of your home, Streeteasy found. That number of photos makes a listing 6 times more likely to receive inquiries, they said. 

Streeteasy drilled down into their data to find out which time of year was best to list homes in Bronx (February), Queens (May), Brooklyn (March) and Manhattan (April).
