2-Bedroom Rents Rose 15 Percent in Cobble Hill This Past Year, Report Says

COBBLE HILL — A 15 percent spike in rents for two-bedroom units in Cobble Hill could be indicative of more families moving into the neighborhood, according to a new report from MNS Realty released Thursday.

In February 2015, the average rent for two-bedrooms was $3,212. That number went up to $3,707 as of last month, a growth of 15.4 percent in the past year, the Brooklyn rental market report shows.

By comparison, the rents for studios during that same time period dropped by 8 percent from $2,401 to $2,207. Year-to-year rents for one bedrooms also fell by 2.7 percent from $2,839 to $2,762 between February 2015 and February 2016.

"[I]t is apparent a very strong demand for family sized and share-type apartments exists," the report said of Cobble Hill.

MNS CEO Andrew Barrocas reaffirmed that the increase in rents for larger units is "most likely because of demand from families."

Cobble Hill, known as a kid-friendly neighborhood, could also be attracting more parents who are getting priced out of surrounding neighborhoods like Park Slope and Carroll Gardens, Barrocas said. 

The neighborhood's school district is also one of the most popular in the city. 

Many families who are re-locating to New York City are often choosing Brooklyn over Manhattan, he added.

"It's a great neighborhood, it's got great infrastructure," he said.
