75 Affordable Apartments Slated for Luxury Rental Building on East 39th St.

MURRAY HILL — The developer of a planned 37-story rental building is looking to include 75 units at below-market-rate, according to the Department of Housing Preservation and Development.

The city gave the go-ahead for Fisher Brothers, the developer of a curvy, glassy tower in the works at 225 E. 39th St. on the corner of Tunnel Exit Street, to make 20 percent of its apartments, or 75 of its 372 units, available to low-income tenants, according to an HPD spokeswoman.

Below-market-rate units in the building will be available to individuals making no more than $36,500 per year and to families of three with an income of no more than $46,620, the spokeswoman said.

Construction of the high rise started in March 2015 and is scheduled to be complete in 2017, according to the developer’s website.

The luxury building will include recreation and fitness facilities, a community barbecue area, a library, and a courtyard garden, but it is unclear if all amenities will be available to the below-market tenants.

A spokesman for Fisher Brothers did not return a request for comment.

Representatives of Fisher Brothers will present details of the project’s affordable units at a Community Board 6 housing committee meeting on Feb. 9. 

Also on the agenda for that meeting is a presentation by representatives of SK Development and CB Developers, the firm building a 19-story apartment building at 210 E. 39th St. set to include 10 affordable units.
