409-Foot Tower on Deck for Brooklyn Heights Library Site, Plans Show

BROOKLYN HEIGHTS — A controversial plan to sell the Brooklyn Heights Library and build a luxury condo is moving right along.

Developer Hudson Companies has filed applications with the Department of Buildings for a 36-story tower at 1 Clinton Street.

The filing was first reported by New York real estate blog YIMBY.

DOB records show the new high-rise will be 409 feet tall and stretch across 294,773 square feet.

The 26,620-square-foot library will be in the cellar and the first floor, and will include a reading room, meeting space, storage space and an upper mezzanine with another reading room, according to Hudson Companies. The entrance to the library will be on Cadman Plaza West.

There will be about 400,000 square feet of residential space, which will include 134 residential units, storage space, a gym and a 52-car garage, the developer said.

The City Council’s land use committee approved the proposal last month after Councilman Stephen Levin brokered a last-minute deal with developers following tense closed-door discussions.

The new library space is larger than what the developer had originally proposed, but smaller than the existing branch.

The current usable space in the library is 32,431 square feet, out of which 27,222 square feet are publicly accessible.

The library deal also allocates space for STEM education labs within the high-rise, adds a new 5,000-square-foot library in the DUMBO/Vinegar Hill area, and promises 114 affordable rental units in Clinton Hill — at 1043 Fulton Street and 907 Atlantic Avenue.

Hudson Companies will be opening an interim library at Our Lady of Lebanon Church, at 113 Remsen St., before closing the existing Brooklyn Heights branch sometime this spring.

Marvel Architects will be designing the new building.
