MANHATTAN — Two Park Avenue duplexes that together total more than 30 rooms are about to go on sale at a coveted address that has housed famous figures such as John D. Rockefeller, Vera Wang and Jacqueline Kennedy, the Wall Street Journal reported.

The 13th and 14th floor apartments of 740 Park Avenue, which have access to each other but can be used separately, are being sold for $60 million by Courtney Sale Ross, widow of former Time Warner CEO Steve Ross, according to the paper.

Ross is also offering the apartments separately, one for $35 million and the other for $25, according to WSJ.

The exorbitant price tag may not be the most difficult part of calling this duplex home, however. The co-op board has an extremely picky reputation, according to reports, and has previously turned down potential tenants that include Joan Crawford.

The 19-story co-op, designed by architect Rosario Candela, is so famous that it has one 576-page book by Michael Gross devoted to it and at least three others that give it considerable mention, according to reports.

"They are not only partners in a significant investment," Gross wrote of 740 Park residents, according to WSJ, "they are fellow members of a secret society."

The building is as known for its architecture as it is for the company that resides there. Details that have made it into books of notable Manhattan architecture include its Classicism facade, limestone exterior, granite doorways, separate wine cellars and "peacock" balcony railings, according to cityrealty.com.

One of the prewar apartments for sale, listed in Sotheby's International Realty, boasts 4 spacious bedrooms with walk-in closets, a marble gallery, a grand staircase, sunny outlooks and wood-burning fireplaces.

Other rooms in the spacious apartment include a living room, library, dining room, powder room, butler's pantry, kitchen, breakfast room and staff quarters, according to Sotheby's.
