CHELSEA — A pair of condo towers with three floors of retail space will replace a parking lot on West 18th Street if the city approves the plans.

The development at 38-42 W. 18th St. and 41-43 W. 17th St., located between the Adorama camera store and Sassoon Salon, will rise in the Ladies’ Mile Historic District, YIMBY first reported.

While developer Acuity Capital Partners has already gotten the Landmark Preservation Commission’s permission to build in the historic district, it will need the City Planning Commission’s approval to build “a more traditional structure than modern zoning allows,” YIMBY reported.

The building will include two towers — a 17-story tower on the West 18th Street side of the building, and a 16-story tower on the West 17th Street side, an application submitted to the city this month shows.

As part of the project, the developer will also restore the facades of the two buildings currently occupied by Adorama.

The project will contain 66 market-rate apartment units, 23,320 square feet of retail space, and a basement space with a 17-car garage and 29 bicycle parking spots, the application shows.
