MANHATTAN — New York is getting chilly, which means it's time for crackling fireplaces. These three apartments, featuring open houses this weekend, all come with working fireplaces to take advantage of.

Lowdown: This four-story brick townhouse has been configured into four, floor-through condo apartments. This one is located on the parlor floor.

“Because of the renovation, there's an efficient layout and modern finishes,” said Corcoran broker Judd Harris. It's designed with an open living room at the front of the townhouse, large enough to fit both a dining room table and a sitting area, according to Harris. Pocket doors separate the living room from an eat-in kitchen and dining area directly behind it. There are two bedrooms in the back.

The interior “is dripping with historic detail,” said Harris, referencing the four fireplaces with marble mantles, one of which is wood burning. The rest are decorative. Harris says the seller lights the fireplace for holiday events.

There are also 12-foot ceilings and wide-plank pine floors. And there are modern details like heated bathroom floors, stainless steel kitchen appliances, and a jacuzzi tub in the master bathroom. The seller also added soundproofing to help dim the noise that comes from upstairs.

Location: This apartment is located in the heart of Fort Greene, within short walking distance of the Brooklyn Academy of Music, the Barclays Center and the main drag of Fulton Street. The popular Fort Greene Park is about a five minute walk away.

The transportation options couldn't get much better, with the Atlantic Avenue/Barclays Center train hub nearby (servicing the 2, 3, 4, 5, D, N, R, B and Q lines, as well as the Long Island Rail Road) not to mention the Lafayette Avenue C train and the Fulton Street G train.

Why put it on your open house calendar? “The apartment has an unusual combination of factors,” said Harris. “It's a townhouse with four exposures, as well as original and sleek, modern details. You get the best of all possible worlds.”

Lowdown: This condo apartment is located in a former lamp factory that was constructed in the 1920s. After a residential conversion in the 1980s, the units still retain “a warehouse feel,” according to Douglas Elliman broker Esther Patten.

The apartment is configured as a large one bedroom that could be converted to a two-bedroom in a few different ways. The home office could be expanded and converted into a bedroom, Patten suggested, or the large master bedroom could be split into two smaller rooms.

"At this size, you have a very flexible layout,” she said.

The sellers, who purchased the apartment in 2008, currently use it as a one bedroom. Since buying, they have updated the kitchen with new counters and appliances and gutted the bathroom, adding Italian fixtures.

Other details include nine-foot ceilings, central air conditioning, a washer and dryer, and lots of storage. There is a wall of closet space in the master bedroom, as well as deeded storage in the building.

“A lot of the other competing product lacks the storage space,” Patten noted.

A wood-burning fireplace decorates the open living and dining room. It's a feature that's unique to the fourth and fifth floor units, said Patten.

The elevator building comes with some amenities, including a doorman, live-in super, gym and bike storage.

Location: The condo building is located in the Columbia Street Waterfront, “on the other side of the BQE” from Cobble Hill, said Patten. Although the area is charming — this building is located on a cobblestone street — it is cut off from public transportation by the Brooklyn Queens Expressway. On weekdays during morning and evening commuting time, the building offers a free shuttle to the Borough Hall subway hub, said Patten. It leaves every 15 minutes. Otherwise, residents could walk about 10 minutes into Cobble Hill to catch the F and G trains at Bergen Street.

One block west of Tiffany Street is the main drag of the neighborhood, Columbia Street, which has restaurants, some shops and cafes.

Why put it on your open house calendar? “All things considered — size, price, location and the fact that this is a condo — this is an excellent value with a lot of room to grow,” said Patton.

Lowdown: This lofted studio apartment is “very unique and charming,” according to Compass broker Mark Griffith. The apartment is dubbed a “mini loft” in the listing.

A sizable foyer leads to a bathroom, small kitchen and living room. From the living room, there are stairs leading up to a sleeping loft.

Because of the loft configuration, the ceilings reach as high as 13 feet. There are also two large skylights in the living room and two smaller skylights in the sleeping loft.

“You're looking at sky all the time,” said Griffith.

Unique features in the living room, with has enough space for a couch and desk, include the wood-burning fireplace and a structural, load bearing column.

There's a good amount of storage, with two large closets, a storage area underneath the sleeping loft, and more storage in the lofted area.

The sleeping loft does come with some size restrictions, however: it will accommodate someone as tall as 6'2” and fit a full-sized bed. A queen sized bed could work, said Griffith, but it would take up most of the space.

This co-op complex is made up of both pre-war and post-war apartment buildings (this unit is located in a pre-war building) and holds around 340 units. Amenities include a full-time doorman, a garden, bike room, storage for a fee, and laundry on every floor.

Location: This apartment is located right outside New York University. In fact, the seller purchased the apartment for their daughter while she was in college. It's near all the businesses and restaurants along Bleecker, Broadway, Lafayette and Housten. As for transportation, the building is about one block from the Bleecker 6 train and the Broadway/Lafayette B, D, F and M trains.

Why put it on your open house calendar? “You won't find another apartment this warm and inviting for less than $1 million,” said Griffith.
