LOWER EAST SIDE — Robbers stole $13,000 from a landlord as he was collecting rent from his tenants over the weekend, police said.

A pair of men, one of whom was armed, approached the 41-year-old victim as he was writing down notes about collections at roughly 8 a.m. on Oct. 4 inside 38 Jefferson St., police said.

"I was looking down at my rent book and these two guys caught me off guard," the victim told the New York Post, which first reported the incident.

The thieves then punched the landlord in the face, police said, and snatched his North Face fanny pack, which contained the cash.

Other recent crimes in the 7th Precinct include:

► An argument escalated when a 53-year-old man punched a 39-year-old man driving a black Toyota Suburban in front of 188 Ludlow St. at about 10:55 a.m. on Oct. 1, police said.

Police said the men exchanged words after the driver addressed 53-year-old Willie Hodges, Jr., a sewerage worker whose private truck was double-parked on the street, narrowing the road.

Hodges threw a punch at the driver after he got out of his vehicle and started yelling in Hodges’ face, according to the NYPD. The driver blocked the punch with his right hand, injuring his thumb and getting a small cut in the process, police said.

Hodges was charged with assault, attempted assault and harassment, according to a criminal complaint from the Manhattan District Attorney’s office. He was released of his own recognizance and is due back in court on Nov. 19.

His attorney did not immediately respond to a request for comment.

► A security camera caught a man picking up a wallet — which contained a small amount of cash, an ID, fireguard licenses and credit and debit cards — at the 351 Grand St. Dunkin Donuts, after its 48-year-old owner dropped it while grabbing coffee, police said.

Sam Kansara, who owns the location, said employees did not know about the theft until the man went back to look for his wallet, which prompted them to check the camera.

► Police said burglars stole a stripping machine and 24 cases of liner bags worth $600 after breaking into 54 Rutgers St. through a back door.
