MANHATTAN — Though New York apartments along the waterfront are often pricey, these three units, with views of the water and easy access to it offer a little more bang for your buck.

Lowdown:  Finding a three-bedroom priced under $1 million in Hudson Heights is "a steal," according to MAZGroup broker Maurice Owen-Michaane. 

This apartment, about a block from Fort Tryon Park and the Hudson River Greenway, has three different exposures — to the north, west and east.

"From the living room, there are lots of windows with eastern views toward the city," said Owen-Michaane, noting that you can see the Triboro Bridge. 

There are views of the Hudson River from one of the bedrooms, although "all three bedrooms get great natural light," Owen-Michaane added.

The seller, a professor who has lived there since 2007, built custom bookshelves in the living room, further breaking up the space, which includes a foyer, home office space and L-shaped open living room and dining room.

The galley kitchen, located right off the dining room, has a custom-designed, stainless steel refrigerator, and there are "six deep closets for lots of storage," Owen-Michaane said.

The apartment is located on the eighth floor of a 15-story, 217-unit doorman co-op building. 

Other features of the building include a 24-hour garage (although parking costs extra), bike storage, and green elements like solar panels and co-generation. 

"Solar panels on the roof mean that the unit's maintenance is low," Owen-Michaane noted.

Location: From the apartment, you've got easy access to Fort Tryon Park, home to the Cloisters Museum. Three blocks away on 187th Street are some restaurants and grocery stores.

The closest train station is the A at 190th Street, while the 1 train at 191st Street is about a 10- to 15-minute walk away.

Why put it on your open house calendar? "It's affordable and move-in ready," said Owen-Michaane. "It's for buyers who are seeking space and great light."

Lowdown: If you've ever dreamed of living off the beach, here's your chance.

This two-bedroom apartment at the 77-unit Belle Shores condo development, built in 2010, is less than a block away from the ocean. 

"It's a large unit with lots of outdoor spaces, all with water views," said Corcoran broker Phillip Hale.

This apartment is located on the second of three floors. There are terraces off both the master bedroom and the open living and dining room.

The sellers are the first owners of the apartment, and have not undertaken any upgrades. "They've kept it in fantastic condition," Hale said. 

Interior finishes include hardwood floors, cherry wood cabinetry in the kitchen and a washer and dryer hookup. 

Although the apartment was not affected by Hurricane Sandy, the building was damaged during the storm. According to Hale, it now has new mechanicals and rebuilt storage space.

One of the perks of a beachfront condo development, however, is an outdoor shower that's open for residents returning from a day in the sand.

The asking price includes a parking spot and storage unit at the building.

Location: The condo is located a few blocks away from the popular seasonal food concessions along Beach 97th Street, which includes BBQ, a bar, Italian ices and lobster rolls. And it's about three blocks away from the Beach 98th Street A train, although riders have to brace themselves for a long ride into Manhattan. 

Why put it on your open house calendar? "It's so close to the beach. If that's what you want, this is unbelievable," Hale said.

Lowdown: The Oceanville Condominium opened last fall a half block from the Coney Island boardwalk.

Aptsandlofts.com started marketing the building in June. Since then, according to broker David Maundrell, there are two contracts signed and two contracts out for the 11-unit development.

Each unit offers views of the beach. The development includes a parking spot that's part of the purchase price and a common roof deck looking out onto the ocean.

"The views from here are mesmerizing," Maundrell said.

Interior details of the unit, which has never been occupied, include oak hardwood floors, an open kitchen with track lighting, granite countertops and an island, and porcelain floor and wall tiles in the bathroom. 

Maundrell also called the pocket doors between the bathroom and bedroom "an interesting touch." He said the casement windows throughout the unit "are rare for a condo unit." 

The floor-to-ceiling windows off the living room, kitchen and bedrooms offer views of the boardwalk. A private balcony connects to both the living room and one of the bedrooms.  

Location: While the apartment is a half block from the Coney Island beach and boardwalk, it's about a 20-minute walk east to the neighborhood's main commercial hub and amusement park. That also means it's a 20-minute walk to the Coney Island/Stillwell Avenue subway station, where you can catch the N, Q, D and F trains.

Why put it on your open house calendar? "It's like having your own private beach cottage that's still fairly close to New York City," said Maundrell. "It's on the shore but it's not that far away."
