NEW YORK CITY — The busy spring real estate season comes with an uptick in new listings — particularly welcome this year considering how limited inventory has been. Here are three units that just hit the market and caught our eye, ranging from a remodeled Downtown space to a place on the beach.

Lowdown: The Beachhouse, completed in 2008, was one of the first “Manhattan-style” condo developments in this area of the Rockaways, said Svetlana Odinyayev of Keller Williams NYC.

Features include a “huge” balcony, view of the beach, Bosch washer and dryer, and chef’s kitchen with stainless steel appliances. The owners installed custom spot lights as well as shades and blinds on the windows, which let in a lot of sunlight, said co-broker Deresia Williams, also of Keller Williams NYC.

“It’s one of the best lines in the building because of its layout, which is great for entertaining,” Odinyayev said. “With the living room and bedrooms separate, you can have a baby sleeping in the back and you don’t have to be quiet.”

Common areas include a back yard and patio with grills, and an entertainment room that can be rented for parties for $100 per event, Odinyayev said.

Not surprisingly, Sandy did some damage to the building, and the $122.96 assessment is for a loan taken out to cover the repairs.

Location: The Beachhouse condos are located between Beach 91st and Beach 92nd streets across from one of the most popular surfing areas in the city. The development also is in front of one of the first sections of the reconstructed boardwalk, scheduled to open by Memorial Day.

On nearby Rockaway Beach Boulevard, known locally as “restaurant row,” are the new Rockaway Roasters, wine bars and Uma’s, an Uzbek restaurant included in this year’s Michelin guide. Coney Island retailer and beachside hula hoop class provider Lola Star is set to open her third shop in Rockaway Park in May.

It’s a short walk to the Beach 90th Street A train station and the QM16 and QM17 express buses, which take about an hour to midtown.

Why put it on your open house calendar? For less than the price of a Manhattan studio, you can have a two-bedroom, two-bath condo by the beach.

“There is nothing else listed with the same features,” Odinyayev said. “If you want Miami out of Manhattan, this is the unit.”

Lowdown: This East Village apartment, on the fifth floor of a walk-up, has been gut renovated by its owner, who is an architect.

“When we bought it, it was in livable condition, but we didn’t like the layout,” said Mathew Larsen, who “ripped down the ceilings, existing floor and subfloor, and stuffed everything with insulation.”

Larsen removed the walls, poured self-leveling concrete for the floors, and installed sliding wooden doors that hang from the ceiling over the bedroom and office, which could also be used as a small second bedroom (it fits a twin-sized bed). “They’re all connected, so you can move them to one side, push them to the middle, or have it completely open.”

The architect also hand-made the pendant light fixtures and added LED lighting beneath the custom kitchen cabinet shelving. The appliances are European brands. The cabinets conceal an oven beneath the cooktop, a TV set and an A/C unit next to the kitchen, with a condenser unit mounted to an exterior wall that’s hidden in the ceiling.

The tilt-and-turn windows let in “lots of Southern light,” and when closed “seal really well and keep the apartment very quiet.” The largest of the four white doors opposite the windows is to the bathroom, which has a large soaking tub and Italian fixtures. The other doors are to closets.

The basement has laundry, storage, a bike room and access to the garden in back, which has “quite a few trees.”

Location: The pre-war building is between Avenue C and Avenue D. Tompkins Square Park is less than two blocks away.

Trains are a bit of a distance at just under a mile to the 6 at Astor Place, the L on 14th Street at First Avenue, the F at Second Avenue and Houston Street, or at Essex and Delancey, where there’s also the J/M/Z.

Why put it on your open house calendar? It’s an opportunity to have an architect-designed apartment. “There are a lot of unique things about [the space], and there’s a spot for everything,” Larsen said.

Lowdown: This two-bedroom co-op is in the former Borden’s Milk factory built in 1911, said Greg Mire of Corcoran Group.

“The spaces are dramatic, with super-high beamed ceilings,” Mire said. “The sellers renovated the kitchen and paid a lot of attention to it, maximizing the storage space and outfitting it with high-end appliances.”

There’s also a 54-bottle wine refrigerator and a built-in banquet that can seat six to eight people, Mire noted.

The unit overlooks treetops and has “unobstructed views” out the large windows that face northeast. The upstairs loft is about 6-feet-4-inches in height and includes a storage space. Because it’s so high, the floor is not visible from the lower level, “which means you can keep it as messy as you want.”

With the apartment comes a large basement storage space. The pet-friendly elevator building also has laundry, and parking is an option upon availability. (The current owner rents a space from a neighbor.) The maintenance is 50-percent tax deductible.

Location: Washington Park, with the historic Old Stone House and playgrounds, is across the street. It’s between Fourth and Fifth avenues, so it's near Park Slope amenities and Gowanus, which is booming with new developments, restaurants and the always-busy Whole Foods on Third Avenue. A new pierogi place is slated to open at the end of April.

The nearest trains are the F/G/R at Fourth Avenue and Ninth Street

Why put it on your open house calendar? “This place has so much character,” Mire said. “With the 15-foot ceiling, you really feel the volume, the loft bonus space is phenomenal, and the elevator is super important to anyone who has children.”
