Forest Hills Gardens Home Sells for Nearly $3M

QUEENS —  A large Tudor-style home in Forest Hills Gardens sold for $2.8 million, one of the highest sale prices in the area in recent times.

As first reported by Brownstoner, the property at 55 Exeter St. was listed earlier this year by Terrace Sotheby's International Realty for $3.525 million. It sold for the reduced price on Nov. 13.

"It’s a very beautiful home on a park-like property," said Joan Lebowitz, a broker with Terrace Sotheby's International Realty, which specializes in the Forest Hills Gardens area.

The five-bedroom, 4,000-square-foot house was built in 1926 on a 14,000-square-foot lot, Lebowitz noted.

The property is one of several homes in Forest Hills Gardens that sold for well over $2 million in the past year.

In November 2013, a single-family Tudor-style home at 72 Tennis Place sold for a record $4.3 million. The three-story home has seven bedrooms, five-and-a-half bathrooms and a backyard patio.

In April, Lebowitz said, the agency sold a house at 34 Greenway South for $3 million. Another house, at 82 Tennis Place, sold for nearly $2.5 million, also in April.

Forest Hills Gardens, a private community known for its large homes and privately owned streets, is the priciest area in Forest Hills.

"This is a very hot and desirable area," Lebowitz said, adding that the number of homes for sale in the Gardens is very limited. "The prices there continue to go up."

According to Lebowitz, the average price for a detached home in Forest Hills Gardens is about $2 million.
