Affordable Apartments Among New Residential Buildings Coming to Bed-Stuy

BEDFORD-STUYVESANT — Nearly 100 affordable housing apartments are coming to Bedford-Stuyvesant as part of a stretch of new residential buildings constructed on Franklin Avenue.

Elliot J. Hobbs Gardens at 482 Franklin Ave. will offer 92 studio, one-bedroom, and two-bedroom units, the building’s owner said.

Community Board District 3 residents receive preference for 50 percent of the units, with most starting at an average rent of $1,589, according to the Department of Housing Preservation & Development.

While applications for the middle-income development have already closed, studios were listed at $640, with individuals required to earn between $23,623 and $29,400 to qualify. A family of four can make $84,000 to be eligible for a two-bedroom.

As construction nears completion, the building will offer parking spaces, a gym, on-site laundry, bike storage, and a roof deck.

The eight-story Elliot J. Hobbs Gardens joins two other residential projects within a five-block area of Franklin Avenue.

408 Franklin Ave., at Monroe Street, will house a four-story, two-family home.

A block away, a six-story structure rises between Gates Avenue and Quincy Street, with 20 one-bedroom and two-bedroom units, according to a representative from Franklin Equity Holding LLC.

Rental prices have yet to be determined, though above-ground parking will be available. 376 Franklin, the former site of a two-family home, is slated for completion next fall.
