Boerum Hill Studio Rents Drop 9 Percent in One Month, a New Report Says

BOERUM HILL — Studio rental prices in Boerum Hill dropped more than 9 percent in a month — one of the greatest changes in rental prices in Brooklyn during the last year, according to a new report.

The average rental price for a studio dropped from $2,195 to $1,995 between November and December 2013, real estate company MNS said in a Brooklyn Market Report released Thursday.

Rents for one-bedroom and two-bedroom apartments in the south Brooklyn neighborhood remained fairly constant, dropping only 1.2 and 2.65 percent for the same period.

But studio prices dropped 9.11 percent despite an overall increase in Boerum Hill rents by 1.7 percent since December 2012.

MNS CEO Andrew Barrocas said the drop could be attributed to new properties and developments in the area.

And, given the neighborhood’s limited number of studios,  small changes could be magnified, he said.

“When the sampling is smaller, it’s more subject to volatility,” he said.

The average price for a studio anywhere in Brooklyn is $2,041, the report said.
